So you want to sell your home, and not just sell it, but actually get the best price for it. This is not difficult if you know what to do and initiate your selling procedure correctly.  Have you ever seen a TV show where staged homes are shown? Beautiful, are they not? Would you like your house to look like that? We know there is just one problem to this and that is, you might not have as much money as they do. So can you not stage your home at all unless you spend a significant amount of money?

Home staging can incur excessive dollars, but there are many ways with which you can manage it without straining your budget. We talked to a home designer and he told us that home updates are now less expensive than they were in the past.

The first thing buyers will notice about your home is the exterior, and that is exactly where you should start improving the looks. Not enough budget for this? No problem, do it yourself then. Cutting grass, trimming bushes and throwing out dead branches are really simple to do and can significantly improve the look of your home. You can even plant some new flowers to add more color to your exterior.

What else can you do? Give your walls a scrub down, replace your mailbox and paint the front door with a fresh coat.

A real estate agent told us that he has seen many houses that are pretty on the inside and unattractive on the outside. Despite the beauty of the inside, buyers do not take much interest because the outside is unkempt and so repels them.

The real estate agent added that most of the prospective homebuyers regard the décor as important and use it to determine quality of the house. The more important aspects like floor plans and spaces are not so easy to comprehend by the general buyer, especially if they are young.

So what can you do on the inside? Remove all clutter, give the walls a new neutral color, clean the windows and remove cobwebs. If your carpet has aged, consider replacing it. If your budget can afford it, go for new light fixtures as well.

Now when you present your home to prospective buyers and you are sure to get a better price for it.
