January 25, 2013

Long Lake Ltd. was featured on a recent episode of HGTV “House Hunters,” Brandon and Tenya moved from Detroit to Houston a year ago and fell in love with the neighborhood. The young married couple decided they wanted to buy a Houston home for their future family. They love to entertain and want a lot of space but have a limited budget. Can they get everything on their wish list for less?

Finding a Permanent Residence in Houston on HGTV “House Hunters”

Brandon and Tenya moved from Detroit to Houston a year ago and are eager to buy their first home together. They imagine having kids in the future and need a home to fulfill their dreams. Brandon is a personal trainer and Tenya is a communications consultant. They want a four bedroom home with a big kitchen and large yard. Tenya wants a big tree where they can build a tree house and Brandon is looking for a place to train his clients. The couple prefers contemporary styling and is working with a budget of $140K to $160K. They are eager to get out of their one-bedroom apartment and can’t wait to find their perfect Houston home in the suburbs.

Searching for a Dream House on “HGTV House Hunters”

Real estate agent Vanessa Muse has the mission of finding the ideal home on a budget for Brandon and Tenya. The first house is located in a gated community with a price tag of $170K and HOA fees of $76 per month. The two-story home has three bedrooms upstairs and three trees in the front yard. There is 2,430 square feet of space with a grand entry, spiral stairs and 2.5 bathrooms. The couple likes the wood floors but would prefer kitchen cabinets in a warmer color. The white cabinets in the bathroom could also be a deal breaker though they like the double sinks, jetted tub and double sinks. There is also a game room that could be a fitness area for Brandon’s clients. However, the house is over budget which could also kill this deal.

The second residence is a four-bedroom model home with 2,348 square feet listed at $120K. It is located a new development called Ashford Grove. The price of the house could rapidly rise since many features are considered upgrades. The yard is fenced with small trees and the interiors are boring colors. Many of the additions cost extra so the couple discusses the price of upgrades with Richard, the sales representative for the builder. It will also take two or three months to build their dream house. The cost of upgrades and the length of time to move in might make this an impossible deal.

The third home is located in Greenwood Forest and is move-in ready. The house is older than the couple since it was built in 1973. The residence has 3,120 square feet of living space and is listed at $159,900. The home boasts 4 bedrooms and 2.5 baths with a spiral staircase. However, the kitchen is closed and there is carpet in the dining room which could be difficult to clean. The yard is huge with a covered patio and one tree. There is also an attractive fireplace but this couple was looking for something with more of a contemporary feel

Making the Final Decision on HGTV “House Hunters”

The choice was difficult for Brandon and Tenya as they discussed the pros and cons of each home. The first house had a rather small yard with no tree and just three bedrooms. The loft could be used as a fitness area but the house was over their budget. The second home had four bedrooms and a nice backyard but the cost of options concerned them. The third home has a grand entry but the kitchen is bland and the house is old-fashioned. After talking it over, the couple decides to opt for the new construction. Buying a new house makes it possible for them to start from scratch and incorporate their own taste into the elements. The home also has a garage where Brandon can take care of his fitness clients. They ultimately paid $136K for a new home with options such as larger tiles, a double vanity sink in the bathroom and a jet tub. While there is no tree in the back, Tenya still imagines a clubhouse or fort in the future when they have kids. It seems this couple will enjoy living here for years to come.

Thank you, Brandon and Tenya for choosing a Long Lake Ltd. Home!
